Gilbert, Arizona Medical Office Building Purchased for $1.15 Million

On January 15 Werner Treichler acquired a Gilbert, Arizona medical office building (MOB) for $1.15 million.  The 2,713-square-foot building is in Gilbert, Arizona, which is approximately 25 miles southeast of Phoenix . The price is $424 per square foot. Werner Treichler purchased the building using a 1031 intermediary to defer 100% of capital gains taxes and will lease it back to the Arizona Eye Specialists practice for 10 years. Big Sky Obtains $190 Million for 10 Healthcare Properties

Big Sky Medical Real Estate obtained $190 million worth of acquisition financing for 10 healthcare properties in four states totaling 857,779 square feet. JLL Capital Markets worked for Big Sky in securing the five-year, floating-rate loan from a bank syndication led by Capital One Healthcare. The properties are collectively 87% occupied and include outpatient medical office buildings, ambulatory surgery centers, diagnostic imaging centers as well as other healthcare-related specialties. Healthcare Realty Trust Sells Georgia Medical Office Building Portfolio

On January 9, a medical office building (MOB) portfolio in Atlanta and Rome, Georgia was sold by Healthcare Realty Trust, Inc. to AW Property Company. The transaction was financed by Ally Bank. Terms were not disclosed.  The portfolio consists of nine buildings that total 350,000 square feet. Anchored by Harbin Clinic and First Georgia Physicians Group, the facilities were 90% leased. Big Sky Medical announced on January 6 that it acquired a medical office building (MOB) in Modesto, California. The property consists of two buildings: a multi-tenant MOB and an ambulatory surgery center (ASC). The MOB is occupied by Valley Orthopaedics and Pacific Medical Inc. Montecito Medical Acquires Indianapolis, Indiana MOB

Montecito Medical Real Estate, a leading acquirer of medical office properties nationwide, has completed its acquisition of a 34,369 square-foot medical office building (MOB) in Indianapolis, Indiana. Terms of the deal were not disclosed. The MOB is tenanted by the Midwest Center for Joint Replacement, which uses the property for orthopedic clinical care, orthopedic surgeries and physical therapy. JLL Serves as Broker for $131 Million Medical Office Building Portfolio Sale

Remedy Medical Properties and Kayne Anderson Real Estate announced on January 4 their joint acquisition of a medical office building (MOB) portfolio for $131 million. The seller was Montecito Medical Real Estate. JLL served as the broker for the transaction. The Project Prism Portfolio is a fully leased medical office portfolio that consists of 13 properties in eight states totaling 300,328 square feet. The price was $436 per square foot. The portfolio represents a significant expansion for Remedy Medical Properties and Kayne Anderson Real Estate. The deal closed in late December 2022.
