Montecito Medical Real Estate announced that it has acquired three medical office buildings in Georgia for an undisclosed price.
The sale includes three medical outpatient buildings (MOBs) in the Atlanta MSA occupied by Aylo Health. The properties— in Ball Ground, Woodstock and Dawsonville, Georgia respectively—comprise a total of 52,726 square feet. Aylo Health is a dominant, multi-specialty physician group with 61 physicians across 14 locations in the Atlanta area. The group focuses on primary care and pediatrics, with imaging and sleep medicine.
Montecito Medical specializes in healthcare-related real estate acquisitions and funding. Since 2006, it has completed transactions involving more than $5 billion in medical real estate across the United States.
With this transaction, Montecito has now acquired four MOB properties in Georgia in 2025, and 13 since the beginning of 2022. Since the start of 2025, Montecito has announced nine MOB acquisitions, including three MOB portfolio acquisitions. So far this year, Montecito has made acquisitions in Georgia, Florida, California, Ohio and Arizona.
“Georgia continues to be an important growth area for us, and we anticipate that we will be able to announce additional acquisitions in this state in the coming weeks,” said Chip Conk, CEO of Montecito Medical. Financial terms of the deal were not disclosed.
According to data in the LevinPro HC database, this transaction represents the 38th MOB deal of 2025, as well as the fifth in Georgia. There were 213 MOB deals announced in 2024, 199 announced in 2023 and 217 announced in 2022.
