Vitalis announced that it acquired a 33,000-square-foot ambulatory surgery center (ASC) in Lakeside, Arizona for $8.25 million. The transaction closed on January 31st, 2025.
The ASC, Aspen Ridge Surgical and Medical Complex, also operates a medical outpatient building (MOB). The ASC is 100% leased to five tenants with approximately 6.5 years of weighted average lease term. The facility is anchored by Amsurg, Copa Health and Premier Mountain Imaging.
The ASC is a joint venture between Amsurg and seven surgeons specializing in joint replacement, orthopedic, spine, podiatry and ear, nose and throat procedures. Copa Health is a regional health system with 500 employees and fourteen locations providing primary care and mental health services. Premier Mountain Imaging offers MRI, CT, mammography, DEXA, bone density and ultrasound services.
Vitalis is a vertically integrated real estate investment company focused on healthcare real estate investment sales, acquisitions and leasing across the United States. The company is based in Miami, Florida.
The purchase price was extrapolated from a price of $250 per square foot, which was noted in the January 31st press release.
According to data in the LevinPro HC database, this transaction represents the second ASC acquisition of 2025. There were 36 ASC transactions announced in 2024, and 27 announced in 2023. Additionally, this is Vitalis’ first acquisition of the year. In 2023, the company completed three acquisitions. Its 2023 acquisitions included a MOB in Jacksonville, Florida; an inpatient rehabilitation hospital in Westminster, Colorado; and another MOB in Bozeman, Montana.
