Montecito Medical Real Estate, based in Nashville, Tennessee, announced that it has expanded its presence in Georgia with the purchase of a 32,853-square-foot medical outpatient building (MOB) in Stockbridge, Georgia, a southeast suburb of Atlanta.

The recently opened MOB, which includes an ambulatory surgery center with two operating rooms, is 100% occupied by Urology of Greater Atlanta. Urology of Greater Atlanta is a market-dominant provider in its specialty and one of only three private urology practices in the Atlanta area with more than 10 physicians. The group operates five other locations throughout the Atlanta area.

Montecito Medical specializes in healthcare-related real estate acquisitions and funding. Since 2006, it has completed transactions involving more than $5 billion in medical real estate across the United States.

The Stockbridge, Georgia property represents Montecito’s tenth MOB acquisition in Georgia since the beginning of 2022. Financial terms of the deal were not disclosed.

“We continue to be drawn to outstanding opportunities in the greater Atlanta area and are working to make the most of them,” said Chip Conk, CEO of Montecito Medical.

According to data captured in the LevinPro HC database, this transaction marks the 17th MOB acquisition of 2025, and the third in Georgia. This also represents Montecito Medical’s fourth acquisition of the year. Previously, it purchased a four-building portfolio in Florida totaling 48,000 square feet, a 36,678-square-foot MOB in Athens, Georgia and a 25,000-square-foot MOB in Roseville, California. Montecito announced 27 deals during 2024, and 37 during 2023.
