Montecito Medical Real Estate, a leading buyer of medical office properties nationwide, announced that it has acquired a 9,200-square-foot outpatient ambulatory surgery center (ASC) in Chesterton, Indiana. The property is 100% occupied by Dune Grass Surgical Suites. Providers at the property, which was completed in 2022, perform orthopedic and spine surgeries.

Montecito Medical Real Estate specializes in healthcare-related real estate acquisitions and funding. Since 2006, it has completed transactions across the United States involving more than $5 billion in medical real estate.

The Chesterton property represents Montecito’s eighth acquisition in the greater Chicago MSA in the past 24 months.

“We are excited to add this high-quality ASC asset to our portfolio as we expand our footprint in the Greater Chicago MSA,” said Rus Gudnyy, Senior Vice President of Investments at Montecito Medical.

“We continue to invest in this market because of its attractive fundamentals and continue to pursue new opportunities to help medical office owners make the most of their real estate,” said Chip Conk, CEO of Montecito Medical. Financial terms of the deal were not disclosed.

According to data captured in the LevinPro HC database, this acquisition marks the 24th ASC transaction of the year. Additionally, Montecito Medical has completed 16 acquisitions throughout the year. The week before, on August 6, Montecito announced the sale of an ASC in San Antonio, Texas for an undisclosed price.
