On October 14, Montecito Medical Real Estate announced its 25th acquisition of the year with the purchase of a Suwanee, Georgia medical outpatient building (MOB). Terms were not disclosed.
The 24,500-square-foot MOB is tenanted by Thomas Eye, a dominant eye care provider in the area.
Montecito Medical Real Estate specializes in healthcare-related real estate acquisitions and funding. Since 2006, it has completed transactions involving more than $6.5 billion in medical and veterinary real estate transactions.
With this transaction, Montecito now owns nearly 40 MOBs in the Atlanta, Georgia MSA. Additionally, in 2025, Montecito Medical has expanded its network by more than 45 properties across the United States, totaling more than 1.15 million square feet.
According to data captured in the LevinPro HC database, this transaction marks the 171st MOB deal of the year. So far, MOBs account for more than 10% of the 1,640 healthcare transactions that have been reported in 2025. There were 213 MOB transactions announced in 2024, and 199 announced in 2023. This deal also marks the seventh MOB to be purchased in Georgia since the start of the year.
Other active buyers in the MOB space throughout 2025 include Elliott Bay Capital Trust & Pantheon, Flagship Healthcare Properties, Remedy Medical Properties, Kayne Anderson Real Estate and Woodside Health.
