Montecito Medical Real Estate announced that it has acquired a 29,000-square-foot medical outpatient building (MOB) in Gaffney, South Carolina.

The 29,000-square-foot MOB is fully occupied by Spartanburg Regional Healthcare System. The MOB serves as an outpatient primary care and cancer center for Spartanburg Regional Healthcare.

Montecito Medical specializes in healthcare-related real estate acquisitions and funding. Since 2006, it has completed transactions involving more than $6.5 billion in medical and veterinary real estate transactions.

“We are extremely pleased to acquire this excellent medical property and to partner with such a respected and successful health care system,” said Rus Gudnyy, Senior Vice President of Investments at Montecito Medical.

With this transaction, Montecito has now acquired seven medical outpatient properties in the Greenville-Spartanburg MSA, according to Montecito’s original deal press release. Financial terms of the deal were not disclosed.

“This is a market area with very attractive fundamentals, and we are excited about the medical real estate opportunities we are finding here,” said Chip Conk, CEO of Montecito Medical.

According to data in the LevinPro HC database, this transaction represents the 48th MOB deal of 2025, and the first in South Carolina. There were 213 MOB deals announced in 2024, 199 announced in 2023 and 217 announced in 2022.

Additionally, this marks Montecito’s 11th acquisition announcement of 2025. The company announced 28 deals in 2024, 37 in 2023 and 43 in 2022.
