Belfonti Companies LLC announced that it sold a Waterbury, Connecticut medical outpatient building (MOB) for $2.9 million. The buyer was The Moses/Weitzman Health System. The transaction closed on July 31, 2024 and was announced on August 13, 2024. 

The MOB consists of 15,520 square feet and is situated on more than 1.6 acres of land, according to property records. It is occupied by the Community Health Center of Waterbury. The price was approximately $187 per square foot. 

Belfonti is a real estate developer that acquires, develops, renovates and manages value-added real estate development and investment assets throughout the United States and abroad. The company is based in Hamden, Connecticut.  

The Moses/Weitzman Health System is America’s first health system dedicated to primary care for underserved populations. Run by CEO Mark Masselli, the health system has locations in Connecticut, Washington, D.C., Colorado and California.  

According to data captured in the LevinPro HC database, this acquisition marks the 120th MOB transaction of the year, and the first in Connecticut for the year. This is also the 25th MOB acquisition of the third quarter.
